Mid-Rise Apartment Energy Transformation

New Haven, CT · 84 units · 38,000 sq ft

The Challenge

An 84-unit, 38,000 sq. ft. historic apartment community in New Haven, CT was facing soaring utility costs from an inefficient, aging oil-fired steam heating system and a failing domestic hot water loop.

The Solution

C&N Mechanical completely removed the steam plant, converting the 90-year-old infrastructure into a state-of-the-art gas-fired condensing hot water loop combined with a 40-panel solar thermal array.

The Financial Result

By leveraging aggressive state grants to cover 60% of the solar project, and stacking a 30% Federal Tax Credit with accelerated depreciation benefits, the out-of-pocket capital expense was virtually negligible.
